The cost sheet

What you get

A written sheet before you commit to a site visit. The return, bill savings, and payback below are examples, with the assumptions next to them. This is not a quote and not a guarantee of savings.

Estimate · example

Return (IRR)

About 12–18% IRR.

Example for a roughly 20-year cash / direct-purchase view. It assumes a federal investment tax credit and MACRS, a Bay Area PG&E or CCA commercial bill (including MCE) under Net Billing / Solar Billing Plan, and savings from self-consumption plus demand shaving. The credit rate is not automatic. Not a quote and not a guarantee.

Estimate · example

Percent of the bill saved

About 30–50% of the annual electric bill.

Estimate, compared with the current PG&E or CCA time-of-use bill plus demand charges. This is not a PPA discount. Not a guarantee.

Estimate · example

Payback window

About 4–7 years.

Estimate, on the same cash / direct-purchase view as the return above, including a federal ITC and MACRS in the example. Not a quote and not a guarantee.

Battery option for demand charges

If demand charges are a large part of the bill, the cost sheet can include a battery sized at about 40% of the solar kilowatts (±20%), for about 2 hours.

That size is a planning example, not a design. The battery is priced separately from the bill-savings view above. Your sheet uses your interval data.

When it does not work

A written “doesn’t pencil” note

If the project does not pencil, the cost sheet says that in writing. You can stop there.

Bay Area and Northern California

Who it’s for

Warehouses, multifamily, offices, and light industrial buildings in the Bay Area and Northern California, including Marin. We can start from a PG&E or MCE bill.

Warehouses

Large roofs and daytime loads. The cost sheet starts from the bill and the roof area you send.

Multifamily

Common-area meters, house loads, and owner-paid electricity. Tell us which meter you want priced.

Offices

Weekday load, often with a demand charge. A recent bill is enough to see whether a sheet is worth doing.

Light industrial

Process loads and roof or yard constraints. We say so on the sheet if the site is a poor fit on paper.

For a home, start on residential solar. This page is for commercial buildings.

Schedule

Timeline and the commercial credit

Commercial solar that starts construction after July 4, 2026 must be in service by December 31, 2027 to keep the credit. Consult your tax advisor.

The credit rate is not automatic. This is general information, not tax advice. The longer note we already publish is how the commercial solar credit deadline works now.

How it goes

Bills, then a cost sheet

Four steps. The site visit is optional. There is no hard close.

Send a recent PG&E or MCE bill, or the monthly amount and roof size.

2

Site check

We review the bill, tariff, and roof on paper. No visit yet.

3

Cost sheet

Estimated IRR, percent of the bill saved, payback window, battery option, and a written note if it does not pencil.

4

Optional site visit

Only if you want one after you have read the sheet.
